Clarify the Real Monthly Cost
It’s easy to focus on the rent number and forget the add-ons that show up later. Before you fall in love with a layout, make sure you understand what your monthly total will actually look like.
Questions to ask about pricing and costs
- What is the monthly rent, and what does it include?
- Are any utilities included (water, sewer, trash, WiFi), and which utilities are separate?
- What is a typical electric bill for a similar unit in this building?
- Are there application fees, admin fees, or other one-time costs?
- Is parking included? If not, what are the options and the monthly cost?
- Are there pet-related costs (pet deposit, pet rent, or one-time fee)?
- How often does rent typically increase, and how is that communicated?

Confirm Whether the Community Is Income-Restricted
This is a big one because it affects both eligibility and the application process. Many people don’t realize a community is income-restricted until late in the process, so it’s best to ask early.
Questions you should ask about income-restricted housing:
- Is the community market rate, income-restricted, or a mix of both?
- If income-restricted, what income limits apply, and how is eligibility verified?
- Does the application process require annual recertification?
- Are there student status rules or other eligibility requirements?
Even a short explanation from the leasing team can save you time and help you understand your options.
Lease Terms and Policies to Confirm
A lease isn’t just paperwork. It’s the rulebook for how the community runs, and it’s where small details can turn into daily annoyances if you don’t ask up front.
Questions to ask about the lease:
- What lease lengths are available (12 months, shorter terms, etc.)?
- What are the penalties or requirements for ending a lease early?
- What is the guest policy?
- Are roommates allowed, and what is the process for adding someone later?
- Are there restrictions on decorating (paint, hanging items, shelving)?
- Is smoking allowed anywhere on the property?
Renters insurance
Even if it feels like “one more thing,”
renters insurance is common and usually affordable.

- Is renters' insurance required?
- What coverage amount is required (if any)?

pet-friendly apartments, make sure you ask about the details, not just whether pets are allowed. Policies vary widely.

- Are cats and dogs allowed? Is there a limit on the number of pets?
- Are there breed or weight restrictions?
- Are there pet-related costs (deposit, monthly pet rent, or one-time fee)?
- Are there designated pet relief areas or rules for common spaces?
This is also a good time to ask how the community handles noise concerns or pet-related maintenance expectations so everyone is on the same page.
Laundry, WiFi, and the Everyday Logistics
Sometimes the “little things” become the biggest quality-of-life factors.
Laundry,
WiFi, and daily routines can make an apartment feel either effortless or frustrating.
Questions to ask about laundry:
- Is laundry in-unit, on each floor, or in a shared laundry room?
- If shared, how many machines are available and how are they paid for?
- Are there hours or access restrictions?
Questions to ask about WiFi and connectivity:
- Is WiFi included? If yes, what’s the typical speed and reliability?
- Can residents choose their own internet provider?
- Is there strong cell service throughout the building?
Building Amenities and Maintenance Support
This is where you get a feel for how living there will actually work, day-to-day. Amenities are great, but the real question is how easy they are to use and how well the building is cared for.
Questions to ask about maintenance:
- How do residents submit maintenance requests (portal, phone, email)?
- Is there onsite maintenance, and what are typical response times?
- What’s the process for emergencies after hours?
Questions to ask about amenities:
- Is there a
fitness center? What are the hours, and what equipment is available?
- Are there community rooms or shared spaces?
- Are there playgrounds or outdoor gathering areas?
- Are there any amenity fees?
Parking, Snow Removal, and Seasonal Realities
A community can look perfect in summer and feel completely different in winter. Asking about seasonal operations now can prevent surprises later.
Questions to ask about parking:
- Is parking assigned, reserved, or first-come?
- Is there covered parking available?
- Are there guest parking options?
Questions to ask about snow removal:
- Who handles
snow removal in parking lots, sidewalks, and entryways?
- What is expected of residents (if anything), such as clearing balconies, porches, or personal walkways?
Elevator Access and Accessibility

Touring multiple apartments can blur together. Take notes, snap a few photos (with permission), and write down the answers that affect your budget and daily routine. When you compare options later, you’ll be glad you did.
