Move-out cleaning requirements
Rent is due on the first day of the month. If rent is not received by the 3rd of the month a 10% late fee will be added. A subsequent late fee of $5.00 per day will be incurred for ever day payment is delayed after the 4th day of the month. Check or money order payments are accepted in our office. Cash is not accepted. We also offer online payments through our website. These payments may be made by E-Check from your bank account or by credit card of your choice.
If rent is not paid as required, Bear Property Management will take the necessary steps to collect it, including a 5 day notice to vacate and other processes necessary.
Several Bear Property managed multi-family properties have Resident Managers that live on-site. These on-site managers will be the first contact for tenant concerns and/or maintenance requests. The on-site manager will take the appropriate action

Tenants are responsible to take care of the property as if it were their own. Tenants are responsible for routine minor repairs and are required to comply with any maintenance and sanitation requirements imposed by local housing codes. The landlord is responsible for making any repairs that are necessary to comply with local housing codes and to keep the premises safe.
